‘Dia’ ends in an ‘a,’ but is masculine, an “irregular” form, so “buenos dias.”

‘Como’ can be a relative pronoun (unaccented), an interjection, or an interrogative (both accented). Estar is accented in various forms (tú, él, ella) so “cómo estás.”

“¿Dónde está Janecita?”

Accents are tricky, and I goof sometimes. They are used to differentiate (e.g. te vs. té) and for pronunciation to denote irregular stress (e.g. vámonos). They are usually not critical, except for the tilde in ‘año’ for year. Without the tilde ‘ano’ means anus.
