2007-2010 I rented a 1BR condo in NJ from a real nice guy, a working stiff like me but younger. He kept his condo when he bought a house, for an investment. His only rental property. When I lost my job and was forced into retirement I told him I'd stay as long as I could. He lowered the payment by $25, said that would just pay his mortgage and prop tax, which sounds about right. So he was barely making a profit before. As I said, a real nice guy.
"Passive" and "active" incomes are terms from the federal income tax code. You work and earn Social Security, just as a landlord works and earns income (and that can require the planets to be in alignment). Robyn used "passive" in a pejorative sense to make Mr. Wu sound worse.
My 110-unit Florida condo complex has a rule: "no renters." Keeps out the venture vultures.

"Speculation" and "investment" are two very different things. Mixing terms is a weak way to try to make a case.
