Low interest rates won't change the fact that building giant mansions is a lot more profitable for builders in the current market than building multiple units of smaller affordable housing. Builders will even tear down a smaller affordable home so that they can build a brand new giant mansion on the same lot. That's how profitable it is. Yards don't matter any more, kids just play on their electronic devices. In cities they don't even make condos anymore. They only make "luxury condos." There is no such thing as a non-luxury condo anymore. This is all great if you can afford to spend $600,000 plus on a home, but if a couple only has two or three jobs, they will never make it. Income inequality is the direct cause of the housing crisis. People whose grandparents used to pay high taxes that kept them in the middle class don't have to anymore, and they are so rich they have bid up the price of land to unprecedented levels. So no, interest rate reductions are not going to solve the housing problem. Massive structural reforms are needed. My impression is that it would be a lot cheaper for society to design and build a bunch of new cities in relatively unpopulated but habitable regions in the US. That would bring down the price of housing everywhere.
